According to one of the many companies we represent for personal home and auto insurance, Travelers Insurance Company found damage caused by water accounted for 28 percent of all property claims in the state of NC between April 2009 and October 2009, compared to three percent for fire. The research excluded claims related to catastrophes. Furthermore, weather accounted for only five percent of those water damage claims, meaning that proper maintenance within the home may help homeowners avoid some of these problems.

There are some simple maintenance techniques that can help avoid the top causes of water damage to homes. The following list provides preventive measures to help avoid the top four common causes of non-weather-related water damage:

Leaks from washing machine hoses:  Washing machine hoses should be inspected annually and replaced every five years – or immediately, if there are any signs of cracking or bulging. Keep the water turned off when not using the machine.
Leaky plumbing around water heaters:  Plumbing should be inspected annually and repaired if there are any signs of leaks or corrosion.  When possible, water heaters should be installed in an area with floor drains to minimize damage if leaks should occur.
Leaks from refrigerator ice machines:  Ice maker connections, usually located behind the refrigerator, should be inspected annually and hoses replaced if they appear cracked or corroded.�
Clogged drain lines on air conditioning units:  Air conditioning drain lines should be checked at least yearly, but preferably more often.

My Personal Story of a water leak:

From my own personal experience and I am sure many of you have had similar horror stories, but we left the washing machine running one morning only to come home that evening and found it never shut off and water was running out of the washing machine. Ok now we know what the clean up was like but we have a basement that took much of the water as well as the carpet, ceiling tiles, but the rest of the story was it decided to run on the main floor from the laundry room, down the hall and then into the kitchen all having hardwood floor, actually it was parquet. Well have you ever seen wet parquet,  in matter of hours pieces start coming up, while the rest decide to take on all kinds of stub your toe shapes. So the rest of the story you probably can imagine from here. 

Our Real Estate, our pride and joy home, I had built literally with blood, sweat and tears were a mess. I was so thankful that I had insurance that paid for it. But I must warn you and I have placed Pricilla’s telephone number above has told me that now insurance companies charge extra fees and riders to cover such damage and may I say at not a small premium. Do yourself a favor and either don’t leave the house or turn off the dishwasher or the washer when you leave the house. Best yet be sure and check out the tips above and take the 10 minutes to check your connections, hoses etc. Small things we overlook to do but major troubles when they fail.
