Brevard
$139,900

Hart Branch, Reserve property 5 a, is a beautiful 20 acres tract of land with amazing views. Description written by seller as who would know more than them about this one of a kind property in The Reserve of Brevard!
The Barn site:

The current owner, a horse enthusiast, laid the property out with the appreciation of the views and the practicality of equestrian usefulness. This 8 stall, center isle barn with tack room, and covered porch has been built to blend into the scenery and afford accessibility for the rider. The stalls are true 12x12, with hard pine sides 8 feet up and grill protective fronts. Each red barn door swings in to allow easy turn in and out. Cross ties connect to the center aisle and electrical outlets have been safely planned for trimming horses in the covered cross tie area.

The barn sits high at the front knoll, on the far side of the circular entrance for easy accessibility by trailer. Affording riders quick unloading of horses tack and feed when staying in the Reserve.

Three, 2 rail cross fenced pastures, extend through the largest pasture offered in the entire Reserve setting. The pasture gates open within a few feet of the barn to allow for easy turn out. Separate electricity and water have been installed specific for barn use.

The tack room is large enough to house equipment for the barn, horse feed and tack. Eight mounted drop down custom saddle racks, hang from the far wall in the room. There are ceiling fans located in the center aisle and the porch area for added comfort, and flood lights at each end of the barn as well as lights in each stall.

Custom architectural plans have been drawn to convert a portion of the porch and barn into a barn apt/guest house and can be purchased in addition to the property. A septic permit for up to a 2 bedroom unit has been drawn and paid for and approved for the barn apartment.

The trails:

The Reserve offers miles of exclusive riding trails, created by old logging roads, natural road beds, power lines and the man made access roads for homeowners. If you prefer, the Reserve is situated between DuPont State Park and Pisgah Forest. There are miles of trails, waterfalls, bridges and creeks to cross for hours of exceptional riding.

Some of the Best trails in the Southern United States, as quoted by Trail Riding Magazine.

Additional Equipment & Furnishings: Furnishing available for purchase, are large over-stuffed patio rockers with cushions, deck bar stools, a wood picnic table , porch rug and a stainless-steel gas grill, in addition there is a patio chimnea. The current owner has 4 to 6 -12x12 round pen panels available – 64.00 per panel. In addition there is a Polaris 6 seater Gator with less than 100 hours on it for sale: $ 12,000.00

The house site:

The current owner has cut in a ¼ mile driveway meandering drive-way, which the current fencing pattern follows back to the original view point, and primary house site. A septic permit for up to a 5 bedroom house has been approved. House plans for a beautiful 4 bedroom craftsman style home, which was Atlanta’s 2006 “Home of the Year” and features 3 levels with porch decking and open air fire pits, along with floor to ceiling stone work fireplaces and big beautiful open rooms with vaulted ceilings. These plans have been approved by the Developer of the Reserve, and will be sold with the parcel if interested.

Hart Branch, unlike smaller parcels in the Reserve, qualify’s for 2 home sites. Requirements for each stand alone parcel, must measure 10 acres. A separate home site off the back of the property to the right would be an excellent choice, if a buyer were to be interested in the prospect.

Power, and electricity lines, specifically for the house site have been ditched and pulled and boxed at the back of the property. A deep 1000+ foot well is located at the house site to the left of the circular cut in driveway. This property is spectacular, spring and fall are breath taking, and summer offers cooler temperatures than the southern cities of Charlotte and Atlanta, providing a great escape. In the winter when the trees are bear and the snow clings to the branches you are reminded the Reserve offers everything a Christmas season should.

This fabulous 20 acre parcel with 2 approved home sites, several acres of board fenced pastures, 8 stall high end stable & tack room, a horse enthusiast, laid the property out with the appreciation of the views & practicality of equestrian usefulness. Year round views, winter views, 2 wells, underground electricity, roads to both home sites. Best trails in the Southern United States, as quoted by Trail Riding Magazine. Only 52 lots on 1100 acres so Privacy is just what the mountain living calls for!

5 A The Reserve Road
Little River
$439,000

76+ acres in Glen Cannon Country Club. State Road frontage to the property. Many of the lots as designed by the land planner, but not bound too, offer small branches or creeks and winter as well as many with year round views.

A developers dream or a private owner’s extremely private estate parcel in a golf course community. I could go on and on but better yet call me and let’s take a look together 828-421-0375 or feel free to email me for PDF files at Jay@HomeInBrevard.Com

Some have views all the way into the Pisgah National Forest and Blue Ridge parkway. Only 10 minutes to Historic Downtown Brevard. My personal opinion is the land planner tried to get the highest density on paper and on the land it cut some lots at the building site. So take the plan as shown with a grain of salt as we highly suggest another look into subdividing. 2 to variable sizes say up to 10 acres will make for more reasonable density as well as salability in the future.

Fabulous land ready for your finishing touches, ideal development for up to 48 lots or 7 private 10+ acre estate sites, Not to mention it could be one of the finest estates in the county. Not to mention its in one of the finest Golfing Communities in all of the area. The famous Hole 2 has one of the most spectacular water falls and a water hole you will always remember. Golfing, tennis, swimming clubhouse and dining are all optional so the land owners can join or not join to their pleasure. Glen Cannon rates are below and subject to change but from their web site in October 2010.

The Master plan has been approved through the County Planning Dept. as well as all the Surveys are available. All of the Land Planning drawings and land planner support including the Erosion Control Permits and drawings are available for the planned 48 lots. If you use the 2-30GPM wells for a community water system then the higher density of lots is very feasible. Ideally it could be made into the premier community within Glen Cannon with mini estate sites of 5 to 10 acre or larger estate lots.

There has been approximately 2000+ ft of road already built but needs final grading to specs. Then there was an existing older road from the second potential entrance that is used to access the back of the property.

The property is located in a high quality water district as the 10 creeks-branches feed native trout waters, not to mention there are multitudes of pond sites. There are many lots with long to medium range year round views with tree trimming or most lots have wonderful winter views.

Do you love deer, turkeys, an occasional bear, white squirrels then this is there habitat. Best yet you can be to downtown Historic Brevard in just a matter of 9 minutes and about the same to Wal-Mart, the entrance to the Pisgah National Forest, and about 15 minutes to our states highest visited park with its renowned water falls the DuPont State Forest.
