My personal opinion is the land planner tried to get the highest density on paper and on the land it cut some lots at the building site. So take the plan as shown with a grain of salt as we highly suggest another look into subdividing. 2 to variable sizes say up to 10 acres will make for more reasonable density as well as salability in the future.
